- "Handles are included" (turn out to be basic chrome, not the ones shown)

The rule: If it's not in the signed BOQ, it's not happening. No exceptions. A proper BOQ is a 4-5 page document that lists every material, brand, quantity, and finish. If your firm can't produce one, that's your answer.
Mistake 5 — Skipping the Milestone Payment Structure
Paying 80% upfront to a contractor you just met is asking for trouble. We've seen projects abandoned midway with 60% of materials not delivered. The homeowner had no leverage — the money was already gone.
The right payment structure:
- 15-20% advance (covers initial material + mobilization)
- 30-35% after civil & MEP rough-in
- 30-35% after tiling, painting, ceiling
- 15-20% final payment after snagging & handover
This structure protects both parties. The contractor is funded progressively. You have leverage to enforce quality at every stage. Nobody feels trapped.
The fix: If a firm insists on 70%+ upfront, walk away. Serious firms follow milestone payments because they're confident in delivery.
Bonus — One Silent Mistake Nobody Talks About
Not visiting the site during execution. We've had clients who only saw the flat at handover — and then were disappointed because details weren't what they imagined. Weekly site visits (or weekly photo updates) catch issues while they're still cheap to fix.
Fix: Visit once a week if you're local. If not, insist on weekly photo + video updates via WhatsApp. Your designer should want you involved.
